DSCR Loan Requirements: Credit Scores, Rental Income, Down Payments and Property Types

Internet Loans Direct • October 22, 2026

DSCR loans can help real estate investors qualify based primarily on rental property income, but approval still depends on credit, assets, property eligibility, and other underwriting requirements. At Internet Loans Direct, we help investors prepare for the financing process.

The Main DSCR Requirement

For many residential programs, qualifying monthly rental income is divided by the proposed monthly principal, interest, taxes, insurance, and applicable association dues. The result measures how comfortably qualifying rent covers the housing payment. Minimum acceptable ratios vary by lender.

A DSCR Example

Suppose qualifying monthly rent is $3,250 and the total housing payment is $2,500, including taxes and insurance. The DSCR is 1.30. This ratio indicates qualifying rent is 130% of the payment used in the calculation; it does not necessarily account for every operating expense.

What Credit Score Is Needed?

There is no universal DSCR credit score minimum. Many programs consider borrowers with scores in the 600s or higher, but specific thresholds vary. Stronger credit may improve pricing or eligibility. Lenders also consider payment history and significant credit events.

How Much Down Payment Is Required?

Down payments around 20% to 25% are common in many investment property programs, but requirements can be higher or lower depending on the lender, property, credit profile, and loan-to-value ratio. Budget for closing costs and reserves too.

How Is Rental Income Verified?

Depending on the program, lenders may use a current lease, appraisal-supported market rent, or other approved documentation. Short-term rental income can require special analysis and may not be accepted by every lender.

Which Properties May Qualify?

Programs may consider eligible single-family rental homes, townhomes, condominiums, duplexes, triplexes, fourplexes, and certain short-term rentals. Property condition, occupancy, location, and appraisal affect eligibility. Extensive renovations may require other financing.

Are Reserves Required?

Many programs require a certain number of months of housing payments in liquid reserves after closing. Even if requirements are flexible, investors should maintain funds for vacancies, maintenance, and unexpected expenses.

Are Personal Tax Returns Required?

Many DSCR programs do not require personal tax returns to establish qualifying employment income, but other documentation remains necessary. Borrowers may need asset statements, identification, rental documentation, and business entity records.

Can an LLC Borrow?

Some DSCR programs allow eligible LLC ownership, although individual guarantors may still be reviewed and personal guarantees may be required. Discuss the structure with the lender and appropriate advisers.
